pico studios
This project converts three floors of an industrial building in Downtown LA into bright artist studios and offices. The building was previously illegally subdivided into a maze-like set of living units. The new design emphasizes natural light in almost every unit, full-height walls with new electrical, and shared restrooms and kitchen for the tenants. The beauty of the existing 100-year-old building is uncovered and celebrated, with simple updates inserted across the 30k square foot scope area.
